As compared to any other metro city, searching an accommodation in Mumbai, is a big task and finding an economical and decent place to stay, seems like an impossible task.
So, I am sharing some tips which might help you, if you are new in Mumbai or going to shift in Mumbai, so that you don’t have to go through all the ups and downs, which I faced while hunting for a house.
There are a few website’s and Facebook pages which won’t cost you a penny, and you can use to search a decent accommodation.

These sites and pages will help you to find a flat or maybe even a roommate.
Once you are done finding a place, you have to give a large chunk of deposit which is a must thing, Deposit is the amount which we pay to the owner as security. He keeps the amount with him and returns it back, when we move out of his rented property.
So, you can try and bargain with the owner to lower the amount perhaps, by giving genuine reasons which some generous landlords do understand and may decrease the deposit amount.
Agreement- Leave and License Agreement.
Just like any other city where there aren’t any proper laws which are set by government for Tenant and Owners, In Mumbai it’s different. You must sign some legal documents, and if your owner is good enough, you don’t have to deal with all the paperwork and Court rounds.
But if landlord isn’t helping enough, then you must prepare all the documents, scan all the copies with the signature, leave and license agreement, pay for the Stamp, Consult a lawyer. Who pretends likes he is going to help you, but instead he is just trying to make some quick money? Though not all lawyers are like that.
The easiest way to get your leave and license agreement done is by using online platforms like nobroker.in or magicbricks.in where they actually do all the work at additional costs.
Or you can, actually go to the nearby court, buy a stamp – A100 Rs stamp will work, because the agreement should be printed on a Stamp paper of minimum value of Rs.100 or 200/-. Stamp duty is 1% of the total rent, according to the Lawyer.
Things to remember.
1. Always read and sign the documents carefully.
2. Add a clause in which you can mention or specify, how much amount of money you paid to the owner as a deposit, and you are liable to get it once your rental period is over.
3. Take a help of a lawyer or legal adviser before giving a large chunk of money as a deposit without any paperwork.
